Staging to Win!!!
One of my main clients for the past 8 years is a private equity firm. His focus is on buying distressed notes. I met him in 2016 and at that time he was working with roughly 3 agents locally. Colleagues are not always the best choice
Brianna and Bobby were working with a young colleague out of respect for their relationship. Here is a story about how spending a little gets you a lot. This client has been a long time client of mine and on one of their investment properties a tenant wanted to buy the home. Since I am also an attorney they asked me to represent them while the tenant goes about the process to buy the property. Despite my advice they wanted to "do the right thing" and let the tenant have the property in its current condition. The tenant, despite being a long term paying tenant and in good relation with the landlord/seller, decided to keep renegotiating the price well below market value claiming issues with the property. After finally realizing my advice was the sound advice we had the tenant agree to leave and renovate the unit. My client spent less than $30,000 in a new bath, new kitchen, paint, appliances and floors and was able to earn nearly $200,000 more with a multiple offer situation and sold within 10 days of listing the home.
